Our strategy is to purchase multifamily assets in supply constrained markets with high barriers to entry. These properties are located in areas with a limited supply of land to build and a restrictive, costly and lengthy entitlement process. We focus on properties that are below replacement cost, and where the alternatives to renting are high cost, for sale housing. Additionally, our locations are near numerous job centers and public transportation options.
At CPF we capitalize on our ability to unlock the property’s value and re-position the community for growth. By adding value to the property through rent justified capital improvements and a professional management program designed to maximize net operating income, we see increased rents and higher occupancy rates.
The management team shares an average of over 25 years in the real estate business. Management for the portfolio properties LLC is AptsMgmt LLC, owned by are Steve Bram and Mark F. Crawford. Mark is the President of CPF and Joanna Crawford is the financial officer. Steve is the Managing Director of George Smith Partners.
